In Feb-20, we acquired this dual property and self-storage business on Racecourse Drive and Hinkler Avenue, Rutherford, NSW in the fast-growing Hunter Valley. The properties sit on 17,705 sqm of site area and were a mixture of ranch and warehouse-style self-storage areas for 4,840 sqm of NLA. In 2023, we completed the first stage of an expansion and delivered a brand-new self-storage facility with a new shopfront for an additional 2,800 sqm of NLA over two dual-level buildings. The store now sits at 7,640 sqm of NLA.

In Jan-19, we acquired the initial dual properties and self-storage business on Apprentice Drive, Berkeley Vale in the middle of Central Coast, NSW. These acquisitions included 9,379 sqm of site area and 4,150 sqm of NLA as ranch-style self-storage. In Jun-24, we acquired a further property and self-storage business on Mildon Road, Tuggerah, NSW with an additional 2,200 sqm of NLA as ranch-style self-storage.

In May-22, we acquired the property and self-storage business on Argyle Street, Picton, NSW on the southern edge of metropolitan Sydney. The property is 11,800 sqm in site area and the existing warehouse was in part converted to self-storage in addition to the construction of other outbuildings for a total of 3,650 sqm of NLA. The remainder of the main warehouse was leased to commercial tenants and in early 2025, we completed the conversion of these commercial tenancies, adding an additional 2,650 sqm of NLA, bringing the property to an exclusive self-storage use with a total of 6,550 sqm of NLA.

In Jul-21, we acquired the property and self-storage business on Industry Road, Vineyard, NSW in the fast-growing Sydney Norwest. The property sits on 17,500 sqm of site area and included four single-level warehouse structures with 3,775 sqm of NLA. In 2024, we completed an expansion of the store, adding 5,775 sqm of NLA over two dual-level buildings to the rear of the site, making the total facility 9,550 sqm of NLA.

In Jun-21, we acquired the hardstand property on a diminutive 1,594 sqm of site area located in Mascot, NSW, just 500m north of Sydney Airport. In 2022/2024, we secured a DA for the redevelopment of the property as an eight-storey self-storage facility for a total of 6,100 sqm of NLA.

In Dec-23, we acquired a three-store portfolio of properties and a self-storage business in both Epsom and Kangaroo Flat at the northern and southern ends of a rejuvenating Bendigo, VIC. These acquisitions included 42,400 sqm of site area and 11,000 sqm of NLA as ranch-style self-storage. In early 2025, we lodged a DA to expand the Ironstone Road, Epsom site for additional ranch-style self-storage.

In Feb-24, we acquired the property and self-storage business on Pacific Highway, Bennetts Green, NSW in the Lake Macquarie region. The property sits on 8,800 sqm of site area and included a dual-level recently completed self-storage building with 4,400 sqm of NLA. The vacant land to the rear of the site presents an opportunity for further expansion of the store, with a DA lodged in early 2025 for a four-storey building for this purpose.

In Feb-24, we acquired the property and self-storage business on Thistle Street, South Launceston, TAS, approximately 2 km south of the Launceston CBD. The property sits on 37,000 sqm of site area and included a dual-level federation warehouse structure, previously a wool processing plant. The previous owner had completed partial fit-outs for self-storage alongside numerous in-place commercial tenancies. In early 2025, we completed a first-stage expansion, adding an additional 1,000 sqm of NLA. The second stage of this expansion will be completed in late 2025 for an additional 2,100 sqm of NLA. Upon completion the store will be 7,600 sqm of NLA with an additional 2,000 sqm of commercial tenants.

In Feb-25, we acquired the dual properties and self-storage business in Traralgon, VIC in the Latrobe Valley. These acquisitions included 20,000 sqm of site area and 8,000 sqm of NLA as ranch-style self-storage and warehousing.

MANAGING DIRECTOR

As founder and Managing Director, Julian provides strategic direction and leadership across all areas of the business. In addition, Julian leads investments alongside capital partnerships and is a member of the Investment Committee.

From inception, the business has been opportunistic and, in the period 2014-16, prosecuted the Sydney apartment market, securing and getting approvals for over 700 apartments, selling these to builder developers during a wave of high prices for DA-approved sites. In 2017, Julian pivoted the business to self-storage investments, identifying the merits of a defensive alternative asset class that was institutionalising. This successful strategy has profiled the business as a leading self-storage investor with an enviable investment track record.

Julian has over 20 years of corporate finance, investment banking, and property experience. Prior to establishing the business, Julian worked with Hindal, Morgan Stanley and Cornerstone Property Group, following a Bachelor of Commerce degree from the University of Sydney.

HEAD OF PROPERTY

Joining in 2016, Stuart has primarily led the acquisition and asset management functions of the business. In addition, Stuart leads investments alongside capital partnerships and is a member of the Investment Committee.

Stuart’s unique background in professional sailing instilled him with a deep sense of discipline and resilience. With 14 years of experience in real estate investment, Stuart has managed and advised on over $500MM in real estate assets. His strategic insight and dedication are invaluable to the team.

CHIEF FINANCIAL OFFICER

Joining the business in 2024, Michael brings over 20 years of experience in property and finance. Michael leads the finance division and oversees the Investment Management function whilst also serving as a member of the Investment Committee.

Michael, a Chartered Accountant, began his career at PwC in assurance and auditing, focusing on listed property groups. He later joined Lendlease, where he worked across Finance and Property divisions. His key contributions include delivering the Barangaroo Precinct and supporting the Google Campus joint venture in the U.S. Michael has a Bachelor of Commerce from the University of Sydney.

INVESTMENT ANALYST

Joining the business in 2023, Rohan’s role encompasses investment analysis and strategy across capital transactions, existing assets, and investor relations. Building on previous experience and education, Rohan plays a pivotal role in the investment management function of the business. Additionally, Rohan assists in managing capital transactions through tasks such as financial modelling, conducting due diligence, and market research.

Rohan joined from the Commonwealth Bank of Australia (CBA) following his graduation with a Bachelor of Commerce, First Class Honours (University of Sydney).

DEVELOPMENT MANAGER

Julia joined the business in 2024, bringing 14 years of development and property experience to the team. Julia plays a key role in overseeing the firm’s portfolio of developments, ensuring their successful execution and management.

Julia is an experienced development and project manager with a strong background in large-scale office and retail developments. Julia has managed significant projects including the $3.5B Quay Quarter Sydney precinct for AMP Capital, Google's £1B European Headquarters in London as an external Project Manager, and Stockland’s $228M redevelopment of Wetherill Park Shopping Centre.

FINANCIAL ACCOUNTANT

Anju joined the business in 2024, bringing over 15 years of experience in financial management, analysis, and reporting. Anju plays a key role in overseeing the finance function, governance, and system optimization.

A Chartered Accountant and CPA, Anju began her career at HSBC as a Business Analyst in Retail Banking before transitioning into finance and accounting. She has held leadership roles at organizations such as Private Portfolio Managers, Mirren Investment Properties, and Epictenet, where she managed financial reporting, budgeting, compliance, and strategic planning. Anju’s expertise spans investment management, property finance, and fintech.

ASSET MANAGER

Will joined the business in 2024, bringing over eight years of property management and lease administration experience across industrial, office, and retail sectors. Will plays a key role in managing and optimizing the investment portfolio, ensuring operational efficiency and tenant satisfaction.

Will joined the business following property management roles with ESR Australia and CBRE and has a Bachelor of Real Estate (Honours) from Northumbria University.

IT BUSINESS ANALYST

Amiel joined the business in 2023, bringing fourteen years of IT system design and service support. From the beginning, Amiel has evaluated our business and operational systems to develop processes for optimization through technology initiatives. As a result, the business has undergone an overhaul of all our systems and processes implemented through a digital transformation for improved system continuity and major productivity gains.

Amiel joined the business following IT roles with SMEs and global organizations in Australia and the Philippines. Amiel has a Bachelor of Science in Information Technology from Ateneo de Naga University.
